When it comes to size shape and layout, we have produced a number of designs clients can either choose from, alter or draw inspiration from. Sitting down with one of our building designers will give you the opportunity to design the perfect annexe which Advanced will custom build for you.
Our Annexes are essentially ‘smaller houses and homes’ classed as an annexe under planning laws. You can choose to have your annexe constructed in either block work or construction grade timber frame. The finish can be brickwork, render, tile, cladding or even stone work to match your existing building, blend in with your garden or become a stand out show piece.
The service we offer is a complete turn key service, from idea to handing over the keys to your new annexe property. Every project has a dedicated project manger who will oversee, organise and manage the entire project from start to finish. Access to your dedicated project manager is available to clients 7 days a week from 8am to 7pm everyday whilst a project is in action.
Our buildings will require building control and so will any building that plans to be slept in or holds sleeping accommodation. We handle the entire building control process for all our clients as part of our service.

We handle everything including gaining the relevant planning approval or certificate of lawful development making sure your new granny annexe / home building meets your local councils planning laws. This process can take up-to 4 months if pre-application advice is first sort. It’s that very reason we recommend clients get in touch and start the ball rolling as early as possible.
Once Planning Permission is Approved… it’s Time to build
We’ll also take care of building regulations approval, inspections and completion certificate so you can rest assure that your new building complies with the latest building regulations, meets all safety requirements and doesn’t affect any future sale of your house.

Costs – is a granny annexe / garden annexe a good investment?
Our Granny Annexes & Garden Annexes are excellent value for money, annexes with a 28m2 footprint start from only £50,000 completed and ready to move into. The average price for a one bedroom apartment in the southeast is currently £120,000 or a £600 monthly rental. In this example an annexe as an alternative would save at least £70,000. Compared to a one bedroom bungalow, the savings are even greater.
